SUBSTITUTE TRUSTEE'S NOTICE OF SALE

WHEREAS, by Deed of Trust of record in Book 185 Page 297, in the Register's Office for Cannon County, Tennessee, dated May 24, 2018, and recorded on June 5, 2018, Jonathan Keith Barrett, aka J. Keith Barrett, an unmarried person, conveyed to 21st Mortgage Corporation, the hereinafter described real property to secure the payment of a Note (the "Note") and other indebtedness as described in said Deed of Trust; and
WHEREAS, Tim Williams resigned as Trustee under said Deed of Trust; and Philip L. Robertson was appointed as Substitute Trustee pursuant to a certain Appointment of Substitute Trustee of record in Book 193, Page 899, said Register's Office, Cannon County, Tennessee; and
WHEREAS, default in the payment of the indebtedness secured by said Deed of Trust has been made; and the entire balance of which having been declared due and payable in accordance with the terms of said Note and Deed of Trust, the owner and holder of said indebtedness, 21st Mortgage Corporation, has directed me, the undersigned, Substitute Trustee, to foreclose said Deed of Trust and to advertise and sell the real property in satisfaction of said debt and the cost of foreclosure, in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, by virtue of the authority vested in me by said Deed of Trust, I will on the 21st day of June, 2019, offer for sale and sell the following described real property-- 1446 Parchcorn Hollow Road, Woodbury, Cannon County, Tennessee, at the Historic Cannon County Courthouse, 200 West Main Street, Woodbury, Tennessee, beginning at or about 2:30 p.m., to the last, highest, and best bidder for cash, in hand, and free from all rights and equities of redemption, homestead, dower, marital share and all other exemptions and other rights of every kind, including the statutory right of redemption, all of which were expressly waived by the terms of said Deed of Trust. This sale is subject to, however, such prior encumbrances and priority tax liens as may appear of record in said Register's Office.

Thence South 30 degrees 05 minutes 32 seconds West 214.35 feet, South 02 degrees 45 minutes 26 seconds West 48.75 feet, South 34 degrees 59 minutes 09 seconds East 90.56 feet, and South 13 degrees 24 minutes 52 seconds West 166.22 feet to a corner with Stanley McCullough (180-145). Thence South 31 degrees 54 minutes 22 seconds West 585.08 feet to a pin at a corner in a fence line with Jerry Elkins (164-226). Thence with Elkins, North 46 degrees 40 minutes 05 seconds West 299.46 feet, North 44 degrees 23 minutes 32 seconds West 258.45 feet and North 70 degrees 26 minutes 06 seconds West 99.82 feet to a corner with Randy Gloden, North 04 degrees 24 minutes 49 seconds East 295.19 feet and North 24 degrees 42 minutes 40 seconds West 84.14 feet to a corner with Tract 1. Thence with Tract 1, North 43 degrees 31 minutes 30 seconds East 366.58 feet to an iron pin, and continuing North 43 degrees 24 minutes 38 seconds East 440.94 feet to the point of beginning and containing 16.65 acres, more or less, according to a survey conducted on November 26. 1999, by Robert N. Kanter, Tennessee Registered Land Surveyor No. 995, Manchester, Tennessee.

This conveyance also includes a 1997 Clayton Mobile Home Model APO, VIN # CLA041941TN and, also it is agreed this conveyance includes a water right to and from a well on the David Mayo five (5) acre tract of realty located West of the realty conveyed herein.

Being the same property conveyed to J. Keith Barrett and wife, Penny F. Barrett by Warranty deed from David Mayo, an unmarried person of record in Book 182, page 48, Register's Office for Cannon County, Tennessee, dated December 02, 1999 and recorded on December 02, 1999.

Being the same property conveyed to J. Keith Barrett, an unmarried man by Quitclaim deed from Penny F. Barrett, an unmarried woman of record in Book 185, page 295, Register's Office for Cannon County, Tennessee, dated May 30, 2018 and recorded on June 05, 2018.

Being also known as 185 Mayo Lane, Woodbury, Tennessee 37190.

This is improved property with mailing and street addresses of 185 Mayo Lane, Woodbury, Tennessee 37190.
Pursuant to T.C.A. 47-9-604 this sale shall also include the affixed manufactured home described as one (1) 1997 Clayton APO, 16x80, with a Serial No. of CLA041941TN.
The sale will be for cash without warranty of any kind including the location, condition or set back of improvements on the property. Undersigned reserves the right to sell the property in individual parcels and / or in a group, in the sole discretion of Undersigned. The property is subject to any and all restrictive covenants or easements of record with the Register's Office, Cannon County, Tennessee. The proceeds of the sale will be applied in accordance with the provisions of the Deed of Trust. If the highest bidder is unable to comply with the terms of sale, undersigned reserves the right to sell the property to the next highest bidder able to comply or to readvertise the sale if he chooses. Undersigned reserves the right to postpone the date and time of sale upon announcement at the time and place specified above.
