NOTICE OF

TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated March 7, 2008, and the Deed of Trust of even date securing the same, recorded March 14, 2008, in Book No. 108, at Page 454, in Office of the Register of Deeds for Cannon County, Tennessee, executed by Michael W. Moore and Patricia J. Moore, conveying certain property therein described to W.G. Weaver Title & Escrow, LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Selene Finance, LP.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Selene Finance, LP, will, on April 14, 2016 on or about 12:00 PM, at the At the County Courthouse Square, Cannon County Courthouse, Woodbury, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Cannon County, Tennessee, and being more particularly described as follows:

Parcel 1: Beginning on an iron pin in the East margin of Highway 146, said pin being the SW corner of the property herein described and the NW corner of Short Mountain School property; thence with same school property S 79 deg. 00' 55" E 366.08 feet to an iron pin in school property line, also the SW corner of Elisa Ferrell's property; thence with Ferrell's line N 12 deg. 09' 28" E 100.00 feet to an iron pin in Ferrell's west property line, also the NE corner of the property being described; thence with a new line N 71 deg. 22' 24" W 215.44 feet to an iron pin at a maple tree, also Ellis Ferrell's corner; thence with Ferrell's corner N 81 deg. 11' 12" W 71.94 feet to an iron pin, being the SE corner of Dekalb Telephone Cooperative and Ferrell's NW corner; thence with the line of Dekalb Telephone Cooperative N 80 deg. 46' 13" W 80.54 feet to an iron pin in the East margin of Highway 146 also the NW corner of Dekalb Telephone Cooperative and the NW corner of the property being described; thence with the margin of said Highway S 12 deg. 00' 45" W 123.45 feet to the point of beginning, containing 1.00 acre, more or less, according to survey conducted by Richard Hearon Puckett, Registered Land Surveyor, on September 2, 1987.

Parcel 2: Beginning on an iron pin in the West property line of Ellis Ferrell, also the Northeast corner of a one acre lot conveyed to D. Mayo and the Southeast corner of the property herein described, thence with Ferrell's West line N 12 deg. 09'28" E, 25.57 feet to an iron pin at a corner post; thence with Ferrell's line N 58 deg. 18'22" W 198.14 feet to an iron pin in Ferrell's line, said pin being the Northwest corner of the property herein described; thence with Ferrell's line S 34 deg. 10' 57" W 77.87 feet to an iron pin at a maple tree; thence with a new line S 71 deg. 22' 24" E 215.44 feet to the point of beginning, containing in all 0.23 acres.

If applicable, the Notice requirements of T.C.A. § 35-5-117 have been met.

The failure of any high bidder to pay the purchase price and close the sale shall, at the option of the Substitute Trustee, be cause for rejection of the bid, and, if the bid is rejected, the Substitute Trustee shall have the option of making the sale to the next highest bidder who is ready, willing, and able to comply with the terms thereof. The proceeds derived from the sale of the property will be applied as provided for in said deed of trust.
