SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
Default having occurred in the payment of the indebtedness and obligations secured to be paid in a certain Deed of Trust executed on the 30th day of January, 2007, by Candy R. Martin and husband Roger Martin, to Forefront Title, LLC, Trustee, for Community First Bank & Trust, as same appears of record in the Register's Office of Cannon County, Tennessee, recorded on February 1, 2007, in Record Book 94, page 716, in the Register's Office of Cannon County, Tennessee, and the owner and holder of the debt secured having appointed the undersigned as Substitute Trustee in place of Forefront Title, LLC, by instrument of record in the Register's Office of Cannon County, Tennessee, and the owner of the indebtedness secured by said Deed of Trust having instructed the undersigned to advertise and sell the property described in said conveyance by said Deed of Trust, all of said indebtedness having matured by default in the payment of a part thereof, this is to give notice that I, the undersigned, Jeff Reed, Substitute Trustee, will on December 8, 2011 at 11:00 a. m. at County Courthouse in Woodbury, Tennessee, sell at public outcry to the highest and best bidder for cash, the following described property in Cannon County, Tennessee, to-wit:
Beginning on a pin in the north margin of State Highway 96 at the S.W. corner of this tract and the S.E. corner of tract No. 1; thence leaving the Highway North 40 degrees 04 minutes 10 seconds West 531.55 feet; North 13 degrees 46 minutes 14 seconds East 766.41 feet to the N.W. corner of this tract in a fence line; thence with a fence South 79 degrees 14 minutes 19 seconds East 60.45 feet South 60 degrees 17 minutes 11 seconds East 25.14 feet, South 70 degrees 05 minutes 30 seconds East 156.39 feet South 70 degrees 21 minutes 55 seconds East 52.60 feet; South 64 degrees 50 minutes 43 seconds East 90.84 feet; South 52 degrees 18 minutes 58 seconds East 91.76 feet; South 43 degrees 27 minutes 42 seconds East 61.43 feet to the N.E. corner of this tract; thence leaving the fence South 53 degrees 47 minutes 58 seconds West 383.91 feet; South 36 degrees 12 minutes 02 seconds East 563.76 feet to the S.E. corner of this tract in the north margin of Highway; thence with the highway South 53 degrees 47 minutes 58 seconds West 409.66 feet to the point of beginning, according to survey conducted by Thomas D. Cook, RLS No. 365 on August 14, 1993.
Being the same property conveyed to Candy R. Martin and husband Roger Martin by Warranty Deed of record in Record Book 94, page 714, Register's Office of Cannon County, Tennessee.
This Conveyance is subject to the following:
Subject to Conveyance of an Easement for the sole purpose of installing, maintaining and repairing field lines, for the use and benefit of Tract No. 1, of record in Record Book 41, page 562, Register's Office for Cannon County, Tennessee.
Being 30 feet in width and beginning at a point located approximately 300 feet from the north margin of State Highway 96 at a point located in the S.W. corner of Tract No. 2 (Lee) and the S.E. corner of Tract No. 1 (Bryson); thence leaving said line and in a southeasterly direction approximately 300 feet to a point; thence in a Southerly direction approximately 250 feet to a point.
Right-of-Way Easement to Middle Tennessee Electric Membership Corporation of record in Record Book 115, page 160, Register's Office for Cannon County, Tennessee.
Subject to 2010 Cannon County past due taxes, and 2011 Cannon County property taxes which are a lien on said property.

The street address of the above described property is believed to be 970 Poplar Bluff Road West, Auburntown, Tennessee 37016, but such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.
The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. This is an attempt to collect a debt, and any information obtained will be used for that purpose. This sale may be rescinded at any time.
All rights of redemption, statutory and otherwise, and homestead are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
Said sale will be made subject to unpaid taxes which may be a lien against the property, to all lawful restrictions, easements, setback lines and all matters of record applying to the within described property and appearing of record in said Register's Office, any statutory rights of redemption of any governmental agency, state or federal, all prior liens and encumbrances as well as any priority created by a fixture filing, and to any matters that an accurate survey of the premises might disclose.
Said sale is subject to the right of the State of Tennessee to redeem the property as provided in Tenn. Code Ann. §67-1-1433(c)(1). Notice to the State has been timely given pursuant to Tenn. Code Ann. 67-1-1433(a)(1).
