NOTICE OF TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated May 23, 2009, and the Deed of Trust of even date securing the same, recorded June 12, 2009, in Book No. 119, at Page 660, in Office of the Register of Deeds for Cannon County, Tennessee, executed by Felicia N. Mccullough and Johnny Mccullough, conveying certain property therein described to Marc A. Rosser, Esq. as Trustee for Mortgage Electronic Registration Systems, Inc., as a nominee for Advanced Financial Services, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on February 22, 2018 on or about 1:00 PM, at the Cannon County Courthouse, Woodbury, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. All that certain piece, parcel or lot of land lying situate and being in the City Woodbury, County Cannon, and State of Tennessee: Beginning at an iron pin at Brandon's Northwest corner in Mitchell's South line, thence proceeding with a fence on Brandon's line S 07 deg. 12.9' E 296.12 feet to an iron pin; thence continuing with a fence S 67 deg. 18.2' W 330.74 feet to an iron pin, and continuing S 67 deg. 18.2' W 14.62 feet to a point in the East margin of Burt Road, thence proceeding with the East margin of Burt Road N 18 deg. 01.1' W 506.43 feet to a point, said being Mitchell's Southwest corner, thence proceeding with Mitchell's S 82 deg. 54' E 19.0 feet to an iron pin at a fence corner and continuing with said fence S 82 deg. 54' E 422.45 feet to the beginning in accordance with a survey by Robert N. Kanter, Registered Land Surveyor #995, dated September 14, 1986. (Legal description revised in accordance with Attorney's Affidavit to be recorded prior to foreclosure.)

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
