Estate of Billy Joe Melton, deceased.

Notice is hereby given that on the 5th day of April 2018 letters testamentary in respect of the estate of Billy Joe Melton, deceased were issued to the undersigned by the Country Probate Court of Cannon County, Tennessee. All persons both resident and non-residents, having claims matured and unmatured against said estate are required to file same with the clerk of the above named court within four months of the first publication of this notice, otherwise their claims will be forever barred.

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated March 25, 2013, and the Deed of Trust of even date securing the same, recorded April 1, 2013, in Book No. 145, at Page 381, in Office of the Register of Deeds for Cannon County, Tennessee, executed by Trinity S. Ruth, conveying certain property therein described to Tri Star Title Co., LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First National Mortgage Services, LLC., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Lakeview Loan Servicing, LLC.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on June 14, 2018 on or about 1:00 PM, at the Cannon County Courthouse, Woodbury, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. LOCATED, lying and being in the Sixth (6th) Civil District of Cannon County, Tennessee and being more particularly described as follows, to-wit: BEGINNING on a car axle in the north margin of Valley View Drive at the SE corner of this tract and this point is also located North 23 degrees 53 minutes 24 seconds West, 1,051.94 feet from the center of the intersection of Doolittle Road; thence North 58 degrees 40 minutes 01 seconds West, 106.56 feet to a pin at a fence corner; thence with the fence North 68 degrees 04 minutes 27 seconds West, 125.97 feet to a pin; thence North 47 degrees 25 minutes 46 seconds West, 229.68 feet to the SW corner of this tract; thence leaving the fence North 14 degrees 15 minutes 11 seconds East, 491.43 feet to the NW corner of this tract; thence South 60 degrees 17 minutes 59 seconds East, 387.22 feet to the NE corner of this tract at a fence corner; thence with the fence South 14 degrees 50 minutes 50 seconds East 202.41 feet to a pin at a fence corner; thence South 50 degrees 30 minutes 00 seconds, West 161.38 feet to a pin at a turn in the fence; thence South 1 degree 47 minutes 59 seconds West, 244.09 feet back to the point of beginning and containing 5.0 acres, according to survey conducted by Thomas D. Cook, RLS #365 on April 21, 1992. INCLUDED in this conveyance is a water right as set out and described in Deed Book 90, Page 216, Register's Office, Cannon County, Tennessee. THIS conveyance is made subject to a Grant of a Road Right-of-Way Easement of record in Book 106, Page 369, of said Register's Office; and to any and all lawful easements, setback lines, restrictions, etc. of record or applying to within described property, and to the zoning regulations of the W&A No. 329328 1 appropriate governmental body.

The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. Notice is hereby given that on the 23rd day of April, 2018, letters of testamentary or letters of administration with respect to the estate of Sara Emma Cook, deceased were issued to the undersigned by the Chancery Court of Cannon County, Tennessee. All persons, resident and non-residents, having claims, matured and unmatured against the estate are required to file same with the Clerk of the Chancery Court on or before the earlier of the dates prescribed in (1) or (2), otherwise claims will be forever barred:

(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this Notice if the creditor received an actual copy of the Notice to Creditors at least sixty (60) before the date that is four (4) months from the date of the first publication (or posted); or (B) Sixty (60) days from the date of the creditor receiving an actual copy of the Notice to Creditors, if the creditor received the copy of the Notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1)(A): or
(2) Twelve (12) months from the decedent's date of death.
