NOTICE OF TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 11, 2008, and the Deed of Trust of even date securing the same, recorded July 17, 2008, at Book 112, Page 291 in Office of the Register of Deeds for Cannon County, Tennessee, executed by Stephen G. Strang and Patricia L. Strang, conveying certain property therein described to Roushanak Pazouki Baghail - Williamson C as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for New South Federal Savings Bank, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee will, on December 12, 2014 on or about 3:45 P.M., at the Cannon County Courthouse, Woodbury, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Cannon County, Tennessee, and being more particularly described as follows:
Beginning on an existing iron pin in the North margin of Iconium Road, the same being Leburn Thomas' Southwest corner; running thence North 70 degrees 06 minutes 39 seconds West, 167.40 feet with the North margin of Iconium Road to an iron pin; thence North 13 degrees 13 minutes 31 seconds East, 219.07 feet with Clarence B. Davenport's line to an iron pin; thence South 83 degrees 26 minutes 05 secondes East, 118.77 feet with Clarence B. Davenport's line to an iron pin; thence continuing on South 83 degrees 26 minutes 05 seconds East, 21.98 feet with Shirley H. Nelson's line to an iron post; thence South 07 degrees 17 minutes 47 seconds West, 120.06 feet with Shirley H. Nelson's line to an iron pin; thence
continuing on South 07 degrees 17 minutes 47 seconds West, 136.12 feet with Leburn Thomas' line to the point of beginning, containing 0.8319 acre, more or less, in accordance with a survey conducted by Earl W. Smith, Tennessee Registered Land Surveyor Number 466, P.O. Box 423, McMinnville, Tennessee 37211, on July 26, 2002.

Notice is hereby given that on the 17th day of November, 2014, letters of administration or letters testamentary in repsect of the estate of Winifred Clark Gaither, decased were issued to the undersigned by the Chancery Court of Cannon County, Tennessee. All persons both resident and non-residents, having claims matured and unmatured against said estate are required to file same with the clerk of the above named court within four months of the first publication of this notice, otherwise their claims will be forever barred.
