Beginning on an iron pin in the East margin of the Pleasant Ridge Public Road, this point being Robert Snipes’ Southeast corner; thence with the Snipes property N 38 deg. 47’ E 786.64 feet to a cedar, the intersection of fence, this point being the snipes, Jesse Jones, Robert Wayne Campbell corner; thence S 7 deg. 59’ E 220.59 feet to a corner post; thence S 63 deg. 42’ W 164.60 feet to an iron pin in the east margin of Pleasant Ridge Road; thence with the East margin of Pleasant Ridge Road N 13 deg. 30’ W 97.08 feet to an iron pin, the beginning of a curve to the left; thence with said curve having a radius of 529.6 feet and a length of 110.92 feet to the point of beginning, containing 0.61 acres, more or less.
Being the same property conveyed to Brent B. Matthews (a/k/a Bobby Brent Matthews) and Tracy L. Matthews (a/k/a Tracy Lynn Matthews), husband and wife, by deed dated November 5, 2004, of Record in Record Book 66, Page 104, in the Register’s Office of Cannon County, Tennessee.
This is improved property known as 823 Pleasant Ridge Road, Woodbury, Tennessee 37190.

The sale of the subject property is without warranty of any kind, and is further subject to the right of any tenant(s) or other parties or entities in possession of the property.

If the u.s. department of The Treasury/ Internal Revenue service, the state of Tennessee Department of Revenue, or the State of Tennessee Department of Labor and Work force Development are listed as interested parties in the advertisement, then the notice of this foreclosure is being given to them, and the sale will be subject to the applicable governmental entities right to redeem the property, all as required by 26 U.S.C. 7425 and T.C.A. 67-1-1433.
